Dominus is bringing forward plans to transform a former industrial estate on Henry Street into a mixed-use development with around 550 high-quality student rooms, maker-spaces, new commercial uses and a dedicated community hub. The proposals have been shaped through a community-led engagement process and aim to respond directly to local needs and significant unmet demand for student housing in Bristol.
The development will show how well-designed student accommodation can enhance both living and learning, with collaborative study areas, private spaces, and a focus on wellbeing through natural light, greenery and generous outdoor areas.
Located next to The Dings neighbourhood and close to the Temple Quarter Enterprise Zone, the site forms part of one of Bristol’s key regeneration areas. The proposals will reconnect Henry Street to its surroundings by reinstating a historic road, improving walking and cycling links, and introducing new planting and public green space to embed the development within the local community.
While detailed proposals are developed, Dominus continues to actively manage the existing industrial estate — supporting tenants with relocation and providing substantial rental subsidies — ensuring the site continues to contribute positively to the local economy throughout the transition.
