Dominus acquired 181 Talgarth Road from the Ministry of Justice in 2022. Originally conceived as a dual-hotel scheme, the plans were reconfigured in response to market demand to deliver purpose-built student accommodation on half of the site. Designed by Stirling Prize-winning architects Rogers Stirk Harbour + Partners, the 14-storey development provided 713 high-quality student rooms close to Imperial College London’s White City Campus.
Working in partnership with Scape, Dominus secured the UK’s largest forward fund for student accommodation, totalling £173 million, from APG. The scheme achieved a BREEAM Excellent rating and reflected our commitment to inclusive student living, with 359 rooms offered at capped rents in line with the Mayor of London’s guidance.
Developed in collaboration with Imperial College and through extensive consultation with local residents, the project combined academic, community, and wellbeing objectives. The design included shared study areas, a gym, and landscaped spaces by Gillespies to promote connection and sustainability. The completed development strengthened Hammersmith’s role as a centre for higher education and innovation, while delivering long-term social and economic value to the local community.
