Dominus is bringing forward proposals to transform an underutilised office building on Fleet Street into a mixed-use development that will make a significant contribution to the Fleet Street Quarter. The scheme will provide over 850 high-quality, professionally managed student rooms, helping meet growing demand for purpose-built accommodation across the Square Mile and wider London.
At ground and lower ground levels, new cultural spaces will be created in partnership with the St Bride Foundation, celebrating Fleet Street’s heritage and supporting its evolution into a vibrant mixed-use district. The project also includes the refurbishment and long-term preservation of the Grade II-listed Tipperary pub, ensuring the future of this much-loved local landmark.
The Grade II-listed Whitefriars Crypt, currently accessible by appointment only, will be revealed through a new public space that improves access and celebrates its history.
By reusing and upgrading the existing building, the design minimises environmental impact while contributing to the City of London’s Destination City Plan. Drawing on our track record of delivering high-quality, community-focused schemes, Dominus aims to create a place that blends education, culture and heritage — re-establishing Fleet Street as a destination for learning, creativity and connection.
